ABOUT GROWTELL
Most property research looks backwards or at what already exists. Current property prices. Historical growth. Rental yields. Vacancy rates. Population. Existing schools, shops, roads and transport.
Those things matter. But GrowTell is built around a different question: What's coming next?
Every day, GrowTell researches what is planned, approved, funded and being built across Australia — new housing developments, roads, rail, schools, hospitals, town centres, shopping precincts, employment hubs, industrial areas, water and sewer infrastructure, government investment and major private development.
Instead of requiring an investor to continually search planning portals, government announcements, council documents, infrastructure programs and development news, GrowTell is being built to do that research instead of you. Every day.
That gives the investor a superior research edge: less time spent searching for information, continuous monitoring that doesn't stop when you close the browser, and earlier access to opportunities that may otherwise remain buried across planning documents and infrastructure announcements.
When something important changes, GrowTell tells you — helping you investigate an opportunity earlier in its development story, before major amenities are delivered, before the transformation becomes obvious and before future demand may be fully reflected in property prices.
Save the research time. See the change earlier. Access the opportunity sooner.
Because once the roads are built, the school is open, the town centre exists, transport is operating and thousands of people have moved in, the transformation is obvious. And by then, some of that future may already be reflected in property prices.
GrowTell is designed to identify that transformation while it is still happening, giving investors the opportunity to investigate locations before future amenity and demand are potentially reflected in their prices.
WHY TIMING MATTERS
Great property markets rarely become great overnight. They evolve.
A location might begin as open land or an ordinary outer suburb. Then something changes. A major subdivision is proposed. A planning framework is approved. Government commits money to a new road. Land is released. Civil construction begins. A school is announced. A town centre is approved. A railway station opens. Businesses arrive. Thousands of homes are built. Thousands of people move in.
What was once considered the edge of a city gradually becomes an established community.
GrowTell is interested in the period between the original plans and the finished place. That's where the story is still developing. And potentially where the opportunity exists.
The goal isn't simply to be early. The goal is to be early and informed.
WHAT GROWTELL LOOKS FOR
There are already excellent platforms for analysing the property market as it stands today. They can tell you median prices, rental yields, vacancy rates, demographics, historical growth and dozens of other statistics.
GrowTell isn't trying to replace that information. It is trying to answer a different question:
What could materially change this location in the future?
That means continuously looking for signals such as major new housing developments, subdivisions and land releases, rezonings and planning changes, new roads and road upgrades, railways and stations, schools and universities, hospitals and health precincts, shopping centres and town centres, employment precincts, industrial and logistics hubs, water, sewer and electricity infrastructure, major government investment, construction contracts and commencement of civil works.
One announcement by itself doesn't necessarily mean much. But several related developments occurring in the same location can begin to tell a much bigger story.
That's what GrowTell is trying to find.
THE PROBLEM
Most property platforms sell you data, dashboards, filters and maps — and then hand the work back to you.
You still have to decide where to look. You still have to find the planning documents. You still have to research what is being built. You still have to determine whether an announcement is credible. You still have to work out how far a development has progressed. And you still have to come back months later to see whether anything changed.
In other words: you pay for the tools. Then you do the research.
THE PRODUCT
The long-term goal is for GrowTell to continuously monitor the enormous amount of information scattered across Australian planning systems, government announcements, infrastructure programs and development sources, then turn that information into something an investor can actually use.
Discover: Find new developments, infrastructure and planning changes.
Verify: Trace important claims back to credible evidence.
Connect: Identify developments and infrastructure that form part of the same broader location story.
Track: Follow projects as they progress from plans into actual construction and delivery.
Research: Examine the area's population, employment, housing supply, infrastructure, amenity, demand and risks.
Alert: Tell investors when something meaningful changes.
REAL PROGRESS
One of the biggest problems with development research is that announcements can sound much more important than they really are.
A proposed railway is not a railway. An identified housing site is not 5,000 houses. A planning proposal is not an approved development. And an approved development is not necessarily a development that will actually be built.
That's why GrowTell tracks progression.
Proposed → Planning → Approved → Funded → Contracted → Civil Works → Civil Complete
The further something moves through that journey, the more evidence exists that the proposed change may actually occur.
Land for Sale | Registration Pending | Registered Lots | Homes Building | Homes Completed | Residents Moving In
These aren't necessarily sequential. A large masterplanned community could have residents living in its early stages while houses are being constructed in another stage, registered lots in another and civil works occurring several kilometres further ahead.
GrowTell is designed to show that reality rather than reducing an entire development to a single misleading status.
EVIDENCE, NOT HYPE
If GrowTell says a development contains 10,000 homes, you should be able to see the evidence. If it says a railway has been funded, you should be able to see the source. If it says construction has commenced, there should be evidence supporting it.
If a new school, hospital, town centre or major road is planned, the investor should be able to investigate where that information came from.
That means important GrowTell claims should be traceable back to their sources: planning documents, government releases, infrastructure agencies, council documents, development approvals, developer information, construction announcements and other credible primary evidence.
GrowTell shouldn't ask you to trust a claim simply because GrowTell made it. It should show you the evidence.
THE BIGGER PICTURE
Finding a large development doesn't automatically make somewhere a good investment.
Ten thousand new homes could be a powerful growth signal. Or they could represent enormous competing housing supply. A new railway could transform accessibility. Or its economic effect could already be reflected in local prices. Rapid population growth can increase housing demand. But only if housing supply, employment, affordability and infrastructure are considered alongside it.
That's why GrowTell's research goes beyond simply detecting projects.
Population growth and demographics. Employment and economic drivers. Infrastructure investment. Migration and household formation.
Existing housing supply. Future development pipeline. Land releases. Vacancy. Rental demand. Competing estates and developments.
Number of homes or lots. Dwelling types. Density. Release stages. Supporting infrastructure. Town centres, schools, parks and community facilities.
Property prices. Rental yields. Comparable supply. Affordability. Potential investor demand.
Because the purpose isn't to find evidence supporting an investment at all costs. It's to find evidence that could disprove it as well.
CONTINUOUS RESEARCH
A development that looks interesting today may become much more compelling two years from now. Or much less compelling.
Infrastructure funding might be cancelled. Construction could be delayed. A developer could fail. Housing supply could overwhelm demand. Or the opposite could happen.
A proposed project could receive approval. Government could commit funding. A construction contract could be awarded. Civil works could commence. A school could be funded. A major employer could arrive. A town centre could begin construction.
Each event changes the evidence.
That's why GrowTell isn't intended to produce a report once and forget about it.
The research should keep running.
When the evidence changes, the investment thesis should be reconsidered. And GrowTell should tell you that it changed.
WHY DEVELOPMENT MATTERS
Imagine two locations.
One already has excellent roads, schools, shops, transport and employment. Everyone can see those advantages.
Now imagine another location where many of those things don't exist yet. But the land has been acquired. Planning has been approved. Infrastructure has been funded. Contracts have been signed. Construction has begun.
The two locations may look very different today. But the important question for an investor is:
How different will they look tomorrow?
GrowTell is designed to investigate that gap.
Not because every developing location will rise in value. They won't. But because meaningful improvements in accessibility, amenity, employment and infrastructure can change where people want and are able to live.
And changes in demand relative to housing supply can ultimately matter to property prices.
A CHANGING INVESTMENT MARKET
Australia's investment environment is changing. From 1 July 2027, negative gearing for residential property is limited to eligible new builds under the announced reforms, while investments held before the Government's 12 May 2026 announcement are grandfathered.
That creates another reason for investors to pay close attention to where Australia's future housing is actually being created.
Not simply: Where can I buy a new property?
Where is new property being created alongside the infrastructure, employment, amenity and population growth capable of supporting it?
That's exactly the kind of question GrowTell is designed to investigate: greenfield communities, new subdivisions, urban renewal precincts, transport-oriented development, infrastructure-enabled housing, new town centres, emerging employment areas, and the milestones separating an ambitious plan from genuine delivery.
Tax treatment depends on individual circumstances and eligibility. GrowTell provides research, not tax or financial advice.
HISTORICAL RESEARCH
It's easy to look at a successful suburb today and explain why its growth was obvious in hindsight. That's not enough.
The real question is:
Could the important signals have been identified before the growth occurred?
That's the purpose of GrowTell's historical research.
We reconstruct past developments using information that could have been known at the time. What was proposed? What had been approved? What infrastructure existed? What had been funded? When did construction begin? What housing was being delivered? What happened to the surrounding property market afterward?
And just as importantly: What happened when the thesis failed?
Projects that stalled matter. Infrastructure that was delayed matters. Developments that created excessive supply matter. Locations that failed to outperform matter. Those cases can teach GrowTell just as much as successful developments.
The goal isn't to build a collection of success stories. It's to learn which signals actually deserved attention.
THE END GOAL
You shouldn't have to spend every night searching planning portals, council websites, infrastructure plans, government releases and development news hoping to notice something important.
GrowTell's job is to keep looking.
Tomorrow, it researches again.
A new development appears. GrowTell finds it. A planning proposal is approved. GrowTell notices. Infrastructure receives funding. GrowTell records it. A construction contract is awarded. GrowTell updates the project. Land is released. GrowTell tracks it. Homes begin construction. GrowTell sees the development progressing. A major risk appears. GrowTell tells you.
And when several signals begin strengthening the same location at the same time, GrowTell brings that opportunity to your attention.
GROWTELL
GrowTell is being built to continuously discover, verify, research and track the developments shaping Australia's future communities.
Not just what's there. What's going to be there.
And not just where an opportunity might exist. When it may be worth paying attention.
